Situated in the 100 block of 39th St, this completely remodeled property is a 30 second walk (7 doors from the sand) to the beach and 5 minute walk to amazing restaurants, the N.B. Pier and shopping.
This is the downstairs unit of a duplex on 39th Street. It was recently remodeled and has the best patio! It is approximately 900 sq.ft. with 2 bedrooms and 2 baths. It's luxurious yet cozy, decorated in a cool beach style. Master has a king bed and second bedroom has a queen bed. Sofa bed is a futon style (Ikea) in queen size.
Enjoy a true indoor-outdoor lifestyle with a 9 foot bi-fold door connecting the living room to the large tiled patio for outdoor living (over 200 square feet) with a gas BBQ.
The gourmet kitchen is outfitted with granite counters, custom cabinetry, and a uniquely designed "Big Chill" retro refrigerator. All rooms have flat screen TV's, ceiling fans and mirrored closets. The master bath incorporates a beautiful honey-brown style granite countertop, with top of the line fixtures. The second bathroom has a beautiful coastal aesthetic ambiance.
If you need even more room, rent the beautiful upstairs unit which consists of 4 Bedrooms, 3 bathrooms - Ultimate Beach House B, or rent both. Renting both units would give you a total of 6 Bedrooms, 5 Baths with 2 kitchens, along with the 4 car garage. Great for large family get togethers or families traveling together.
Please note....this is a downstairs unit. It is possible you could hear noise from the upstairs unit (depending on the guests at the time). If you are sensitive to noise, please rent an upstairs unit. Most vacation rentals in Newport are duplexes and most downstairs apartments do have some noise transfer.

“The property was great. Having the garage was good. It's a tight squeeze, but doable with compact car or small SUV. Location was great. Less than a minute walk to the sand. They had wetsuits for our use and had multiple sizes, which was a game changer for getting in the water. The indoor/outdoor living room was so awesome. All the beach toys (boogie boards, surf boards, bikes, towels, umbrella, etch) made the stay that much easier and cheaper. The only negatives were that one of the bikes was broken, so there were only three working bikes and we have four in our family, and the people upstairs can definitely be heard walking around and when they are on the deck and we were on the patio, it seems a bit intrusive, but overall, if you know what to expect, it's all good. We had an amazing stay and will stay again if we end up in the area.”

The space
Families will enjoy that the two units are on the same property but, there is separation between the two. Each unit has everything you need and will make your stay here very comfortable. The upstairs unit has the largest dining area so everyone can come together for meals.

Guests can access everything - this is a full time vacation rental - no locked owner cabinets here.

Additional rules
Minimum age limit to rent is 30 years old (some exceptions made, please inquire first vs reservation request)
No use of or noise on patio before 9 am or after 9 pm
No loud music, musical instruments, band equipment or karaoke at the property.
It is extremely important to us that our occupants/tenants are not coming here to party. Our neighbors will not tolerate this kind of noise and you can be fined by the City of Newport Beach, upwards of $500 - you will also be asked to vacate the property without a refund.
Please do not leave children under 16 unattended at any time.
No extra guests or visitors to the house without prior permission. This house is not intended to be used for events of any kind and no one other than the people listed on the reservation should be invited to the house without prior permission from the host.
Do not park behind or block our garage or our neighbors garage even for a moment. Do not park in neighbors parking spots or behind their garage.
Please consider renting/bringing smaller vehicle - garage is tight.
If any of these rules are broken you will lose your deposit and be asked to vacate the premises without a refund. The City of Newport Beach is cracking down on Vacation Rentals and it only takes 2 violations for them to suspend a vacation rental business license. Please make sure ALL of your guests are fully aware of the rules and can abide by them before you rent.
Cancellation Policy
100% refund of amount paid if you cancel at least 30 days before check-in.
All cancellations will be refunded cleaning fee regardless of when they cancel. Exceptions can be made where in Host finds a replacement reservation. In that case guests will be refunded either partially or full depending on the replacement reservation.
