This property is a duplex with 4 bedrooms and 2 bathrooms upstairs and 2 bedrooms (plus sofa bed and daybed) / 2 baths downstairs (totally separate entrances). Super spacious units, both have fireplaces, skylights upstairs, balcony with BBQ and peek a boo ocean views upstairs! 2 car garage comes in handy in summer and spring when parking can be difficult. We do have fairly good free street parking in front of the house too and a paid parking lot that you can use overnight for free. Separate garage for bicycles and beach toys / laundry. The house is literally just a few steps to the sand (only 1 house between us and the sand). Everything you'll need for your stay including all of the linens, fully stocked kitchen (not food but all the stuff you'll need to make it), beach toys, bicycles and more! Everything is brand new in this house (windows, insulation, flooring, furniture, linens, etc..). The location can't be beat - just far enough from the craziness of the piers but, close enough to ride the provided bikes there! Just a few minutes to the north is Huntington Beach with the brand new Pacific City shopping and restaurants. You'll absolutely love both units as they are immaculate, modern, comfortable and gorgeous!
Please do us both a favor, do NOT make a reservation if you are coming to party! It won't work out and you will lose your deposit and get kicked out. I check in all of my guests, I have noise alert equipment and Ring Cameras. There are no visitors permitted to come to the house only the guests included on the reservation.

We had the best time at the beach and so much of it had to do with this amazing rental! It was spotless, comfortable, perfect location to the beach, and had everything anyone would need to enjoy the beach! I couldn’t believe how perfectly stocked it was!!! We can’t thank Lisa enough for one of the funnest and memorable trips we’ve taken!! We will be back!

The space
Families will enjoy that the two units are on the same property but, there is separation between the two units. Each unit has everything you need and will make your stay here very comfortable. The upstairs unit has the largest dining area so everyone can come together for meals.

No use of or noise on patio before 9 am or after 9 pm
No loud music, musical instruments, band equipment or karaoke at the property.
It is extremely important to us that our occupants/tenants are not coming here to party. Our neighbors will not tolerate this kind of noise and you can be fined by the City of Newport Beach, upwards of $500 - you will also be asked to vacate the property without a refund.
Please do not leave children under 16 unattended at any time.
No extra guests or visitors to the house without prior permission. This house is not intended to be used for events of any kind and no one other than the people listed on the reservation should be invited to the house without prior permission from the host.
Do not park behind or block our garage or our neighbors garage even for a moment. Do not park in neighbors parking spots or behind their garage.
Please consider renting/bringing smaller vehicle - garage is tight.
If any of these rules are broken you will lose your deposit and be asked to vacate the premises without a refund. The City of Newport Beach is cracking down on Vacation Rentals and it only takes 2 violations for them to suspend a vacation rental business license. Please make sure ALL of your guests are fully aware of the rules and can abide by them before you rent.
Cancellation policy
100% refund of amount paid if you cancel at least 30 days before check-in.
All cancellations will be refunded cleaning fee regardless of when they cancel. Exceptions can be made where in Host finds a replacement reservation. In that case guests will be refunded either partially or full depending on the replacement reservation.
