We just finished renovating the entire property including the upstairs unit and this downstairs unit in July 2021. They both turned out fantastic! This is such an amazing location on 28th Street, 5 houses from the sand and walking distance to everything including the Newport Pier, shops and restaurants. Park your car in the garage and walk the boardwalk to shop, people watch or eat.

This downstairs unit has 3 bedrooms and 2 bathrooms, a great big patio, brand new amazing Air Conditioning, and tons of beach gear all just steps to the sand. Ocean view from the! We provide all of the boogie boards, surf boards, wet suits, beach towels, sand toys, wagons, coolers, pop up tents and umbrellas, basically everything you need for the beach and it's all in good condition. You get one parking space in the garage and there is free street parking in front of the house and all around.

You can also rent the upstairs unit (Coastal Bliss B) if you need more space.

The master bedroom is spacious and has large walk in closet and attached bathroom with shower. The second bedroom has a queen bed with mirrored closet doors. The third room has a queen and a twin with mirrored closet doors. All bedrooms have SmarTV's. The second bathroom has a tub/shower and is located in the hallway next to the two bedrooms. The sofa bed is a full size memory foam mattress.

If you haven't visited Newport Beach and the Peninsula before it is a lot of fun. It's very laid back here. Just bring your bathing suit and some flip flops. You can rent paddleboards, duffy boats, take sunset cruises, whale watch and so much more. Disneyland is only 20 minutes away, Legoland is 1 hour away, and Los Angeles is 1 hour away. Balboa Island, Lido Island should not be missed during your stay. And from here you can get to so many other amazing beaches including Laguna Beach, Monarch Beach, Corona Del Mar, Huntington Beach and more!

Please note....this is a downstairs unit. It is possible you could hear noise from the upstairs unit (depending on the guests at the time). If you are sensitive to noise, please rent an upstairs unit. Most vacation rentals in Newport are duplexes and most downstairs apartments do have some noise transfer.

The space
Families will enjoy that the two units are on the same property but, there is separation between the two. Each unit has everything you need and will make your stay here very comfortable. The upstairs unit has the largest dining area so everyone can come together for meals.

Guests can access everything - this is a full time vacation rental - no locked owner cabinets here.

Additional rules

  • Minimum age limit to rent is 30 years old (some exceptions made, please inquire first vs reservation request)

  • No use of or noise on patio before 9 am or after 9 pm

  • No loud music, musical instruments, band equipment or karaoke at the property.

  • It is extremely important to us that our occupants/tenants are not coming here to party. Our neighbors will not tolerate this kind of noise and you can be fined by the City of Newport Beach, upwards of $500 - you will also be asked to vacate the property without a refund.

  • Please do not leave children under 16 unattended at any time.

  • No extra guests or visitors to the house without prior permission. This house is not intended to be used for events of any kind and no one other than the people listed on the reservation should be invited to the house without prior permission from the host.

  • Do not park behind or block our garage or our neighbors garage even for a moment. Do not park in neighbors parking spots or behind their garage.

  • Please consider renting/bringing smaller vehicle - garage is tight.

  • If any of these rules are broken you will lose your deposit and be asked to vacate the premises without a refund. The City of Newport Beach is cracking down on Vacation Rentals and it only takes 2 violations for them to suspend a vacation rental business license. Please make sure ALL of your guests are fully aware of the rules and can abide by them before you rent.

Cancellation Policy

100% refund of amount paid if you cancel at least 30 days before check-in.

All cancellations will be refunded cleaning fee regardless of when they cancel. Exceptions can be made where in Host finds a replacement reservation.  In that case guests will be refunded either partially or full depending on the replacement reservation.
