This house is GORGEOUS, spacious living/dining room, luxury like a hotel!
This upstairs unit was completely renovated (including new windows, insulation, roof, flooring, skylights, can lights, appliances, all new furniture, bedding, etc...) It's a beautiful and comfortable 4 bedroom / 2 bath unit with AC (yes...you need it in Newport) with remote start fireplace, wrap around balcony with bbq, flat screen TV's in every room - you'll never want to leave! Garage parking, beach toys, free use of washer/dryer, everything is included and your only 1 house from the sand (literally steps away). No walking across busy streets with your kids, etc....Super easy, fun and relaxing! This side of Newport is quieter and more relaxing but with easy access to the pier (2 miles away - 10 minutes by bicycle), walking distance to restaurants like the famous Cappy's Cafe, Burger Boss, Newport Beach Cafe, Spaghetti Bender, Eat Chow and easy access to Huntington Beach with great shopping / restaurants.
We provide everything including bikes, boogie boards, surf boards, wagons to haul stuff to beach, umbrellas, pop-up tents, tons of wetsuits, sand toys, etc...
We also fully stock the kitchen with everything you'll need to cook including a Keurig coffee maker, microwave, dishwasher, gas oven/range, Rice Cooker/Slow cooker, blender, filtered water at sink and fridge (ice), etc...
All linens including bedding and beach towels are provided and there are extras in the closets.
You can't go wrong with this house - it is GORGEOUS!
Please do NOT make a reservation if you are coming to party! It won't work out and you will lose your deposit and get kicked out. We check in all of our guests, we have noise alert equipment and Ring Cameras. There are no visitors permitted to come to the house only the guests included on the reservation unless you've gotten prior permission. Families please note that this is an upstairs unit and noise does transfer through the floors. If it will be hard to keep kids from running, jumping, and being noisy, please consider renting a downstairs unit.

“Let me start by saying I’ve stayed at many Airbnb homes. My family also owns a beach condo in San Diego that is a vacation rental so I know a well executed vacation home when I see one. Lisa is an awesome host. Always available, helpful and accommodating. The thought and work she has put into this property is above and beyond. You will want for nothing. Stacks and stacks of beach towels. 4 surfboards, 6 boogie boards. A dozen wetsuits of all sizes. 10 bicycles! Rolling coolers to take to the beach. Sand toys, a volleyball net and balls, easy up sun shade, beach chairs. Cooking spices and coffee in the cupboards. She’s thought of everything. This is hands down the best Airbnb home I’ve ever stayed in not just the beach rental I’ve ever stayed at. We even left a couple shoes when we checked out and she put them right in the mail the next day for us. If you’re choosing between this house and one that’s say closer to the pier, or right on the boardwalk choose this one. The time and work she has put into making this beach house a turnkey, need-nothing experience is quite something. Just bring your clothes, sunscreen and food. The space
Families will enjoy that the two units are on the same property but, there is separation between the two units. Each unit has everything you need and will make your stay here very comfortable. The upstairs unit has the largest dining area so everyone can come together for meals.

Minimum age limit to rent is 30 years old (some exceptions made, please inquire first vs reservation request)
No use of or noise on patio before 9 am or after 9 pm
No loud music, musical instruments, band equipment or karaoke at the property.
It is extremely important to us that our occupants/tenants are not coming here to party. Our neighbors will not tolerate this kind of noise and you can be fined by the City of Newport Beach, upwards of $500 - you will also be asked to vacate the property without a refund.
Please do not leave children under 16 unattended at any time.
No extra guests or visitors to the house without prior permission. This house is not intended to be used for events of any kind and no one other than the people listed on the reservation should be invited to the house without prior permission from the host.
Do not park behind or block our garage or our neighbors garage even for a moment. Do not park in neighbors parking spots or behind their garage.
Please consider renting/bringing smaller vehicle - garage is tight.
If any of these rules are broken you will lose your deposit and be asked to vacate the premises without a refund. The City of Newport Beach is cracking down on Vacation Rentals and it only takes 2 violations for them to suspend a vacation rental business license. Please make sure ALL of your guests are fully aware of the rules and can abide by them before you rent.
Cancellation policy
100% refund of amount paid if you cancel at least 30 days before check-in.
All cancellations will be refunded cleaning fee regardless of when they cancel. Exceptions can be made where in Host finds a replacement reservation. In that case guests will be refunded either partially or full depending on the replacement reservation.
